Important notice as to HSBC mortgage applications

If you are considering a mortgage application to HSBC or “first direct” we would strongly advise you to speak with an independent financial advisor (IFA) to talk through your options before proceeding with HSBC.

HSBC only “sell” their mortgages directly through their branch salesmen or online. They are not authorised to provide independent “unbiased” advice. If you are not already in contact with an IFA of your own, we can put you in touch with one in your locality who can provide you with unbiased, independent financial advice. Note that this firm does not itself offer financial advice.

It is worth noting that HSBC were recently fined £10.5 million pounds by the FSA for mis-selling financial products.

There are approximately 11,000 firms of solicitors undertaking conveyancing work in England and Wales. HSBC has recently announced that they have set up a restricted panel of just 43 firms (including “licensed conveyancers”) to carry out the legal work on their mortgages. Your HSBC “salesman” will encourage you to instruct one of these 43 firms.

HSBC’s advice restricting your choice of legal represtantives to just 0.004% of the available legal market is anti-competitive. It is unlikely to be in your best interests.

In cases where an IFA confirms to you that HSBC is offering the best product for you, it is nonetheless important to be aware that you can still choose your own solicitors. If you decide to instruct Humphreys & Co., then we will absorb within our own charges to you the fee of £162 + VAT (£192) which the HSBC panel solicitors will charge for undertaking the mortgage-related work (ensuring that there would be no penalty cost to you by choosing to instruct Humphreys & Co.).

We will also match or better any legal fees quoted to you by HSBC or their panel solicitors.
